What is a landlord’s gas safety check?

A landlord’s gas safety check is there to ensure all of your gas appliances are operating correctly and safely. A gas safety check must be carried out annually by a Gas Safe Registered engineer.

What’s involved in a gas safety inspection?

A gas safety inspection involves carrying out a thorough inspection of all the gas appliances, pipework, flues and vents. During the inspection, all appliances will be tested to ensure they are operating safely at the correct gas pressure and that there is adequate air supply to each appliance. Gas React will test all flues and chimneys to ensure they are safe and clearing the products of combustion from the property.

Who requires a gas safety check?

All landlords for all types of properties, not just the homeowners, if you are a landlord in Bournemouth, Poole, Christchurch and Dorset you will require a gas safety check for your property. The rules for gas safety checks apply to all kinds of landlords, not just homeowners. You are also responsible for the safety of your tenants or customers while they are on site, so it is just as important you invest in a gas safety check to meet your legal obligations as a landlord.

Legalities of landlord gas safety certificates

When new tenants move in, they must be issues with the gas safety certificate immediately. For existing tenants, they must be provided with the certificate within 28 days of the gas safety check taking place. Additionally, any certificates you own must be kept for at least 24 months.
